The Golden Visa program was introduced in Greece by Law 4146/2013. It concerns the granting of a 5-year residence permit to third-country nationals who acquire real estate for a minimum of EUR 250,000.
The permanent residence permit in Greece is automatically renewed every 5 years, as long as the property remains in the possession of the buyer and allows to move and settle in 26 European countries. Residence permits can also be obtained by all members of the investor's family, such as (a) the spouse, (b) the children of the spouse or one of the spouses, who are less than 21 years of age, and (c) direct ancestral relatives of spouses. The holder of the Golden Residence Permit can transfer the property to another foreign national, without having a minimum period of retention before the transfer. The resale of the real estate during the validity of the residence permit to another third-country national, entitles the new buyer to reside at the same time as the seller's residence permit is revoked.
According to a comparative study conducted by the Portuguese real estate company Imonvirtual, the Greek Golden Visa five year residence permit program requires the lowest amount of foreign investment between EU countries and the fifth lowest worldwide (source: Kathimerini newspaper).
